La Rosaccia is one of the very
best properties we have seen in Italy. It is located in a
beautiful position near the lovely hilltown of Montecchio,
about 12 miles south of Orvieto and an hour or so north of
Rome. This is a part of Umbria which we ourselves have always
loved, particularly because its beautiful hilltowns - like
Narni, Lugnano and antique-shop-filled Amelia - are largely
undiscovered by foreign tourists. One of the most charming
hilltowns in all of Italy, Civita di Bagnoregio, is a short
drive over the border into the region of Lazio, as is Viterbo,
a provincial capital with one of Italy's most interesting
medieval quarters.
At the same time, this location
allows you to make easy daytrips to all the well-known towns
in southern Umbria - Todi, Spoleto, Spello, Assisi, Perugia,
Montefalco - as well as to some of Italy's most spectacular
gardens. Not many Americans get to gardens such as Bomarzo,
Villa Lante, or Villa Farnese, but they are fascinating and
well worth the visit. Bomarzo, in particular, is great for
children, as are the Cascate delle Marmore, among Italy's
most famous waterfalls. Rome can be easily visited by train
for the day.
La Rosaccia is one of the very
few houses in Italy which is really suited for a number of
couples travelling together. The house is also perfect for
two families travelling together. On the ground floor are
three comfortable sitting rooms, two with fireplaces, and
one enjoying an almost unbelievable picture-postcard view
of the surrounding countryside. The largest of the three living
rooms contains a dining table seating twelve people comfortably.
The kitchen is well-equipped, and it, too, has a fireplace.
A laundry room and full bathroom complete this level. (The
ground floor is, because of its site, really on various levels,
with short sets of a few steps each, sometimes without handrails,
connecting the various rooms to each other.)
Up one flight are three bedrooms,
each with its own en-suite bath. One of the bedrooms, somewhat
larger than all the others, has a matrimonial bed, while the
others have twins which can be made into matrimonials. The
third floor also has three twin bedrooms, one with its own
bathroom, and two which share a full bath between them. All
bathrooms in the house have both tub and hand-held shower.
Views throughout the house are excellent.
La Rosaccia comes equipped with
most of the requirements of 21st-century life: CD/cassette
player, telephone for incoming and outgoing calls, washing
machine, dishwasher, satellite TV, and a portable computer
with access to internet (either thru a dial-up connection
on a second phone line or via a high-speed DSL line -- the
owner is investigating what's objectively possible in the
countryside). Beds throughout are excellent. So is lighting.
Surrounding the house are extremely
well-maintained grounds. Several charming pathways lead up
to the swimming pool which enjoys a fantastic view of the
house itself, together with the grounds and surrounding countryside.
The rental price includes housekeeping three hours each morning,
and the housekeeper is available for extra hours if clients
so desire. For a reasonable price, she will also shop for
food and cook meals, as well as do personal laundry and ironing.
But perhaps the most important
development at La Rosaccia resulted from a conversation we
had with the owner of the property who asked us what single
thing he could do to make La Rosaccia even more appealing
to visitors. Our answer? Air-conditioning. Air-conditioning
is almost unheard of in Italian country houses. And now, La
Rosaccia features a brand-new air-conditioning system in all
the bedrooms. Thus, at least at La Rosaccia, no one can say
they can't sleep because of the summer heat. But be aware:
While you'll be ecstatic about having air-conditioning in
the bedrooms, it is the only utility charged for as an extra.
The owner has no interest in profiting on this. You'll be
charged exactly what you consume, and utility costs in Italy
are very, very high. If you choose not to use the A/C, you
won't be charged for utilities; if you do, you'll be charged
for just that portion, as the A/C plant has its own meter.
Please don't let this relatively
short description lead you to believe that La Rosaccia is
anything other than one of the very best properties we have
to offer in Italy. It was furnished for the owners themselves,
and not as a rental property, and it is clearly a house which
they themselves love and which we highly recommend for your
consideration.
